What is the NDIS?
The National Disability Insurance Scheme (NDIS) provides support to people with permanent and significant disabilities.
Introduced in 2016 the NDIS was designed to assist the 14% (around 4.3 million) of Australians currently living with an extreme functional impairment and/or very high support needs.
What are SDA homes?
Specialist Disability Accommodation (SDA) refers to
accommodation for people who require specialist housing solutions, including to assist with the delivery of supports that cater for their extreme functional impairment or very high support needs. When a person is deemed to have an extreme functional impairment and/or very high support needs, SDA dwellings allow them to live more independently.
Approved SDA participants are eligible for guaranteed government funding as required under their NDIS plan. SDA funding under the NDIS will stimulate investment in the development of new high quality dwellings for use by eligible NDIS participants.
SDA Design Categories
SDA dwellings have special design requirements to meet the needs of people who have permanent and significant disabilities. All dwellings must be constructed to comply with the National Construction Code (NCC) and SDA requirements. A typical home is normally 3 – 4 bedrooms, housing 2 – 3 people with a disability and 1 carer. Different home designs are offered to suit tenants requirements, ranging from basic care to full spinal support designs.
SDA dwellings provide tenants a place to live independently, whilst still receiving the daily care they require. SDA Homes are broken into four design categories, all with individual specifications and requirements. Below are the four design categories and descriptions of how they are specifically designed to cater to the needs of the disabled tenant.
Improved Liveability
Housing that has been designed to improve 'Liveability' by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.
Fully Accessible
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.
Robust
Housing that has been designed to incorporate a reasonable level of physical access provision and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.
High Physical Support
Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.
